Went looking for shop space local

Went looking for shop space today around my area. Looks like the going rate is .50-.95 per Sq/ft. I found a nice New 1760sq ft. insulated building, with a small office that has HVAC for $850. It has a single roll up door, Gas, 3 phaze 100 amp service, and about a 15x50 back grass area, that is fenced in. It Also has an Alarm with motion. Im out of room here, and can only fit three vehicles. I have a storage that is almost $100mo. for my equipment/materials, so it would be nice to have everything in one place.

What are some other things to look for when shop shoping?

Apples to oranges, but we pay $885 per month + $30 for alarm for an older 50X40 building...We pay Edison, 3 phase is available, no HVAC, no gas, no hot water, 1 roll up door, small office, air/dirt leaks, black widows, security gate and cameras on our street...We don't pay for water or trash dumpsters...No overnight parking out front...

If you can swing it is cheaper to build in the long run. A cheapo steal building can be had for a couple years rent. Plus land and all the other stuff. But if you plan on staying there for a while the morgage could be the same as rent....but at least you own something and can get something back out of it

Not around here! $30K-60K for a building, land in town $350K-1.5mil depending on what you want! I looked at an OLD small gas station, with tanks removed FS today. The lot was only about 100x100. They wanted $750,000!

Thats redic for land! 100x100 would be between 10g-20g here......guess thats why I drive 350 miles to work:rofl:
